A foundation contractor walks a University Park lot, marks eleven pier locations along the back of the house, and quotes a number. Then he gets to the corner nearest the century-old live oak and stops. Digging there means cutting into root mass the city has already decided is worth protecting, and that changes the job from a straightforward bid to a permitting question. This happens more often than most buyers expect in a neighborhood where the trees are as old as the houses, and it is the piece of due diligence that rarely makes it into a listing description.

Why these particular houses move

Most of University Park's housing stock dates to the 1920s through the 1960s, which means a lot of these foundations have been sitting on North Texas's expansive clay for fifty, sixty, sometimes eighty-plus years. That soil swells when it's wet and shrinks when it dries, and homes built before modern foundation engineering standards existed tend to have shallower slabs or pier-and-beam crawl space systems that were never built to absorb decades of that movement. Add University Park's density, with residential lots sitting close to SMU's campus and commercial strips, and you get more impervious surface pushing rainwater toward foundations instead of into the ground.

This is the reason a licensed structural engineer, not just a contractor, is the right call for a real assessment. It becomes a job that may need the city's administrative official to sign off on boring under the tree before a single pier goes in, which adds both time and cost that a buyer comparing bids from outside the neighborhood won't have budgeted for.

The sewer line under the slab is the other half of the story

Foundation movement doesn't stop at the piers. A lot of these homes still have the original cast iron or clay sewer lines running beneath the slab, and decades of soil movement have already put stress on them before anyone starts a repair. Lifting or leveling a foundation can disturb pipes that were already compromised, which is why a post-repair plumbing inspection by a licensed plumber isn't optional in a house this age, it's the step that catches the second problem before it becomes a sewage backup six months after closing.

That pace doesn't leave much room for a buyer to discover mid-option-period that the foundation fix they assumed was routine actually requires an arborist review before the contractor can start.

  1. Order the structural engineering report first, separate from the general home inspection, and ask specifically whether any recommended pier locations fall within a designated tree's critical root zone.
  2. Ask the seller or listing agent whether any sewer line work has been done on the property, and if so, whether it was permitted with the required cleanouts.
  3. If foundation work near a tree is likely, build in extra time on your option period, because a boring permit review is not something a contractor can promise on the same timeline as the piers themselves.
